PET POLICY

Pets are allowed in our Manufactured Home Communities provided they meet the following guidelines established by Boyd Roane, Inc. and Pentagon Properties, Inc.

ALL RESIDENTS, regardless of pet ownership, are required to create a PetScreening profile and register each pet or confirm that there is not a pet in the home. A $30 application fee per pet is charged by PetScreening for those who have pets. They will run a report on your pet’s history, including vaccination status and a history of adverse actions (i.e., biting). Residents who do not have a pet are still required to create a profile but will not be charged the $30 application fee.

All pets must be registered with PetScreening and approved prior to moving onto the property. Pets obtained after the resident has moved in must be registered within 10 days of acquiring the pet.

DOGS

  1. Dogs under 80 pounds are allowed.
  2. Dogs must be kept in the home at all times except when taken out on a leash by an adult member of the household.
  3. Dogs may not be chained outside, left in a fenced area, leashed to a pole, or allowed to roam free.
  4. Dogs must be vaccinated and wear collars with ID tags and vaccination tags attached.
  5. Dogs must be well cared for, healthy, and seen annually by a veterinarian.
  6. While there is not a strict limit on the numbers of dogs a resident may own, 1 or 2 dogs, depending on size, is considered reasonable.
  7. Dogs cannot pose a safety threat to anyone else in the community. The safety of the children in our community is one of our greatest concerns. Dogs that have a history of biting will likely be denied.
  8. Dogs must not be objectionable to, or harm the property of, other residents, or disrupt the peace and quiet of the neighborhood by barking, attracting stray dogs, rummaging through garbage, or creating offensive odors.
  9. Pet owners are required to clean up their dog’s waste after walking them in the community.
  10. The owner of any dog in our community is responsible for the actions of his/her dog.
  11. Dogs that pose problems will not be allowed to remain on the property.

CATS:

  1. Cats are allowed, provided they follow the same guidelines as dogs.
  2. Cats must remain in the home at all times.
  3. Cats must be vaccinated, well cared for, healthy, and seen periodically by a veterinarian.
  4. While there is not a strict limit on the numbers of cats a resident may own, 2-3 per home is considered a reasonable maximum.
  5. Cat owners should not feed stray cats or encourage strays to make the community their home.

OTHER CONVENTIONAL PETS:

Small, conventional pets such as hamsters, fish, frogs, turtles, small reptiles, and birds are allowed as long as they’re kept inside, are well-cared for, and do not become problematic.

FARM ANIMALS:

Domestic farm animals such as pigs, goats, cows, horses, and similar livestock are not permitted, as the community is not designed to accommodate the space, care, and environmental needs of these animals.

EMOTIONAL SUPPORT PETS:

Emotional support pets are allowed according to HUD guidelines. Proper documentation is required and will be verified during the PetScreening process.

SERVICE DOGS:

Service dogs are welcome. Verification will occur during the PetScreening process.

ENFORCEMENT:

  1. Residents will receive a warning for the first offense.
  2. Repeat offenses will result in a fine of $100, then $500, then resident eviction.

Pentagon Properties reserves the right to refuse any pet that poses a safety concern. Concerns and complaints about cats and dogs should be reported to the on-site property management team.
